PARKING
Facilities for parking in Jumeirah Bay X1 are well-managed for both, residents and guests. Each unit gets a dedicated parking space in the basement and visitors can also park their vehicles for limited hours.
ELEVATORS
Five high-speed elevators provide access to all floors of the building.
SECURITY, CENTRAL AIR-CONDITIONING AND MAINTENANCE SERVICES
Jumeirah Bay X1 is gated and has 24-hour security. It goes through a maintenance drive periodically and a dedicated staff cleans and disposes of the garbage.
Moreover, all apartments are centrally air-conditioned and have an emergency electricity backup. Utilities are provided by DEWA. Each unit has access to broadband internet and TV cable.
GYM AND FITNESS FACILITIES
Residents enjoy access to health and fitness facilities, including a swimming pool, sauna, jacuzzi and gym in JLT, Jumeirah Bay X1 Tower.

Guests may not modify, remove, or introduce any furnishings or appliances.
Guests must comply with all building and community rules, including cleanliness of public areas.
No pets allowed unless pre-approved. A deep cleaning fee and deposit will apply. Breaches result in full deposit forfeiture.
No smoking inside the property. Smoking on balconies is permitted only if doors are fully closed. Breaches result in deposit forfeiture
For Residents of UAE - Upon booking, guests shall present a copy of their passport, Visa / Emirates ID to the company for filing and registration purposes to the appropriate building, community, municipality, or government body. This needs to be done 48hours before the check-in. Delay in this will delay your check-in.
For Non- Residents - only passport copies required for all guests. This needs to be done 48hours before the check-in. Delays in this will delay your checkin
Our Guest Relations team will visit you and do an inventory check for the items. Any items missing or damaged will be chargeable through the Booking Portals Resolution Team.
Guests are requested to do their extensions well in advance. Due to the peak season, last-minute changes are subject to availability.
There shall be no substitution or transfer of booking to anyone else under any circumstances.
The property is located within a residential family community; all guests and visitors must behave accordingly.
All rooms are non-smoking rooms and guests may smoke in the designated areas or their dedicated balconies.
Quiet Hours - Noise above 40 decibels between 10:00 PM and 7:00 AM is prohibited. Breaches may lead to eviction and deposit forfeiture.
Parties, events or gatherings are not permitted.
Maximum occupancy is based on booking details (1 bedroom = 2 adults). Extra guests incur a fee of 300 Dirhams/person/night.
No pets allowed
Visitors are limited to 1 adult and 1 child per bedroom and may not remain between 12:00 AM and 8:00 AM.
Guests are responsible for their visitors' behaviour.
Kindly note that there will be temporary noise disruptions due to construction works
Check-In, Check-Out, and Duration of Stay
Standard check-in: 3:00 PM | Standard check-out: 10:00 AM and can be extended till 11AM maximum.
Check-in/check-out services are available from 9:00 AM to 6:00 PM only. No 24-hour service is provided. In the case where a Luxury Escapes representative is required by building management for check-in during the hours 11:00 PM and 6.00 AM, there will be a 50 Dirham surcharge.
Early check-in or late check-out is subject to availability and additional charges.
Self-Check-In is via key lockbox; instructions and passcode will be provided.
The property is a Holiday Home, valid for short-term lets up to 3 months, renewable for the same or shorter period, in line with DTCM regulations.

Check-in at 3pm, check-out 10am - quite a big gap, hope they will extend checkout to 12pm at least
the host is really responsive and helpful on all my inquiries! from the apartment in few minutes you can walk to the shiva realty metro station from where you can travel easiy to many interesting area of Dubai

Nice and vibrant location
It was a great stay overall. Check in was very easy, and you get given clear instructions on how to check in. The app is easy to use as well, it's called Keyless. That's how you get in and out of the apartment. The apartment was spotless. It was incredibly clean, and cozy. The place looks like the pictures, so what you see is what you get. The only thing that I wasn't too happy with was the bath itself. The bathroom was incredibly clean and wonderful. Except the actual bath, it looks like it needs a very good scrub. The shower curtain also needs to be changed because it smelt horrible when it got wet. It's close to the Sobha metro station, so I chose to walk to the station and then cross over to the other side like that. If you're lucky there will be scooters on the other side which will help you get to the marina a lot faster compared to walking. That's if you'd like to save on Uber costs. Being close to the metro is an absolute life saver, because Uber is very pricey.
