Holiday Home Terms and Conditions

By proceeding with booking and making payment, you confirm that you have read, understood, and agree to be bound by the Terms and Conditions outlined below.  

  1. Booking and Payment Terms
  • Full payment must be made within 24 hours of booking confirmation. Guests will not be checked in until payment is received and cleared. Failure to pay on time and may result in the booking being released. 
  • Accepted payment modes include cash, bank transfer (sender bears charges), or UAE-issued cheques (current-dated and payable to Luxury Escapes Vacation Homes Rental LLC) and Stripe payment link. 
  • No refunds will be provided for cancellations prior to 24 hours of arrival or early check-outs. 
  • No substitution or transfer of bookings is permitted under any circumstances. 
  • Guests must pay the Tourism Dirham Fee in accordance with DTCM regulations (per room per night for the first 30 nights and every 3 months thereafter). 10AED per room per night, or as changed from time to time. 
  • In compliance with UAE VAT law (Cabinet Decision No. 52 of 2017), 5% VAT is applicable on all taxable services and will be included on all invoices, currently . 5% and as updated from time to time. 
  1. Check-In, Check-Out, and Duration of Stay
  • Standard check-in: 3:00 PM | Standard check-out: 10:00 AM and can be extended till 11AM maximum. 
  • Check-in/check-out services are available from 9:00 AM to 6:00 PM only. No 24-hour service is provided. In the case where a Luxury Escapes representative is required by building management for check-in during the hours 11:00 PM and 6.00 AM, there will be a 50 Dirham surcharge. 
  • Early check-in or late check-out is subject to availability and additional charges. 
  • Self-Check-In is via key lockbox; instructions and passcode will be provided. 
  • The property is a Holiday Home, valid for short-term lets up to 3 months, renewable for the same or shorter period, in line with DTCM regulations. 
  1. Identification, Visas, and Legal Compliance
  • Guests must ensure they have a valid visa covering the full duration of their stay. Luxury Escapes is not liable for visa-related issues or denied entry, and no refunds will be issued in such cases. 
  • Upon booking, guests must provide a passport and visa copy or Emirates ID for registration. Failure to do so will result in immediate cancellation and forfeiture of all paid fees. 
  • Guests must comply with all UAE laws, DTCM regulations, and community rules regarding conduct, parking, and waste disposal.

  1. Community Behaviour and House Rules
  • The property is located within a residential family community; all guests and visitors must behave accordingly. 
  • All rooms are non-smoking rooms and guests may smoke in the designated areas or their dedicated balconies. 
  • Quiet Hours – Noise above 40 decibels between 10:00 PM and 7:00 AM is prohibited. Breaches may lead to eviction and deposit forfeiture. 
  • Parties, events or gatherings are not permitted. 
  • Maximum occupancy is based on booking details (1 bedroom = 2 adults). Extra guests incur a fee of 300 Dirhams/person/night. 
  • No pets allowed 
  • Visitors are limited to 1 adult and 1 child per bedroom and may not remain between 12:00 AM and 8:00 AM. 
  • Guests are responsible for their visitors’ behaviour. 
  1. Security Deposits and Damage Policy
  • A Security Breakages Deposit (Deposit) must be paid prior to check-in which will be included in the total amount to be paid. It The Deposit, less any deductions,  is refundable within 7 days of check-out by bank transfer or cash upon completion of the unit inspection reports. 
  • Any lost/damaged keys, access cards, locks, or other items identified in the unit inspection reports will be deducted from the deposit. 
  • If the booking is longer than 1 month, a non-refundable 1-month security deposit is required and will be applied to the final month booking fee. 
  • Unclaimed deposits after 6 months will be forfeited. 
  1. Extension, Early Departure, and Cancellation
  • Guests must provide at least 2 weeks’ notice to vacate or extend their stay. 
  • Late notice may incur nightly penalty charges. 
  • Extension payments must be made 10 days before the new period begins. 
  • Late payments will result in immediate check-out on the first day of which payment has not been received and the property being re-advertised.

  1. Maintenance, Inspections, and Utilities
  • Check-in and check-out inventory inspections will be conducted. 
  • Guests must report major issues (e.g., water leaks, AC faults) within 1 hour to avoid additional charges. 
  • Maintenance due to misuse (e.g., blocked sinks, remote battery replacements) will incur a 150 Dirham call-out fee. 
  • Luxury Escapes or nominated representatives may enter the property in emergencies or where damage is suspected. Emergency repairs may proceed without notice unless otherwise advised in writing. 
  • Utilities are included up to 350 Dirhams/month for DEWA or AC/PDC. Excess consumption will be charged to guests. 
  1. Property Use and Guest Responsibilities
  • Guests may not modify, remove, or introduce any furnishings or appliances. 
  • Guests must comply with all building and community rules, including cleanliness of public areas. 
  • No pets allowed unless pre-approved. A deep cleaning fee and deposit will apply. Breaches result in full deposit forfeiture. 
  • No smoking inside the property. Smoking on balconies is permitted only if doors are fully closed. Breaches result in deposit forfeiture. 
  1. Liability and Emergencies
  • The company is not liable for medical emergencies, natural disasters, guest negligence, or third-party actions. 
  • Guests waive liability claims for any injury, loss, or damage to personal property. 
  • All reasonable special requests will be considered but are not guaranteed. Guests use the property at their own risk including amenities such as the pool, gym and other common areas. 
  1. Property Availability and Changes
  • While every effort will be made to provide the booked property, the company may substitute a comparable alternative in the case of emergency or force majeure. 
  • The company reserves the right to cancel unfulfillable bookings with at least 2 weeks’ notice. 
  • If the landlord intends to sell or lease the property, reasonable notice will be provided for viewings. 
  1. Overstay and Right of Removal
  • Guests must vacate the property at the end of their paid stay. 
  • In case of overstay, including when the guest has requested and been denied an extension of stay, or breach: 
  • The company may deactivate entry devices, enter the unit, and remove belongings. 
  • Items will be stored at the company office for 7 days, after which storage fees shall apply, or items may be disposed of. 
  • All related costs will be deducted from the Security Deposit or invoiced to the guest. 
  • If the guest departs the country without notice and has unpaid dues, the company may rebook the property. 
  • Guests accept that such action may be taken without further notice, and they bear full responsibility for any resulting expenses. 

Force majeure: The owner is not liable for any disruptions beyond their control in terms of weather and any acts of nature. Guests are strongly advised to obtain comprehensive travel insurance that covers unforeseen circumstances.
